Airport Oaks is a rapidly expanding, large, modern industrial hub strategically located adjacent to Auckland International Airport. Airpark Drive is shown to be a principal through road within Airport Oaks, under the revised Airport roading layout. The project at number 17 enjoys superb road exposure and is situated close to George Bolt Drive, the main road to the Airport from Auckland City. It also enjoys the benefit of adjacent high profile well established companies in modern buildings. With the Environment Court approval of the second runway, Airpark Drive is even more strategically located to the action. The old adage of ‘location location location’ certainly applies here.

The new complex at 17 comprises 9 high quality industrial units, the sizes of which are shown in the accompanying schedule. This is no ordinary industrial/commercial complex, but designed as an aesthetically pleasing ‘up market’ development, with which the owners and occupiers will be proud to be associated. In order to maintain a high standard of occupancy there will be some restrictions within the Body Corp rules on the type of usage that is permissible and signage positioning will be similarly limited. The ongoing standard of quality and presentation is addressed by the use of professional Body Corporate Managers.

Extra care has been taken to ensure versatility of design. All offices are designed with unrestricted views out, however there is restricted sight intrusion by the provision of lightly tinted glass windows. A professional colour consultant has been contracted to provide modern sympathetic colour schemes. Office/showroom expansion, if required, has been allowed for by the provision to extend into the warehouse areas. All offices are air conditioned. Two separate wc areas, have been designed into each Unit. Additionally each Unit contains a shower. A full security fence along the road frontage complete with remotely operated security gates on both entrances ensures the owners/lessees peace of mind at night and after hours.

Building Aesthetics
The design has been created by award winning Commercial Architects, AQUA Architects, to provide a striking visual aesthetic with a user friendly practical application. This, combined with a comprehensive planting program, plus the generous use of footway pavers, has combined to create an aesthetically attractive yet practical whole.

Planting
The complex is to be planted with shrubs and ground covers, particularly along the Airpark Drive frontage; whilst being cognisant of the requirement for minimum ongoing maintenance and upkeep.

Stud Height
Volume (vertical air space) as well as square area has been considered in this complex. Thus the stud heights in the factory areas have a minimum clear height of 5.75 and 7.0 meters, dependant on Unit sizes. First floor offices are all 2.7meter stud height.

Front Office Entry
Double entrance doors are set back to form a recess under the wide parapet soffits, forming the underside of the office above. This provides for visitor shelter and excellent weathering.

Truck Access Doors
A full height (4.8m) truck access door has been provided in each of factories 4 to 9, with a functional, attractive Parapet canopy over each truck access door. Double access doors enhance Units 1 to 3 with a functional 3.4m deep aesthetically attractive steel strut canopy over both.

Car Parking
Generous car parking has been provided, with allocated parks for each unit. Ratios are as per those called for in the MCC Ordinances.

Container Parking
40ft container parking is available outside each of the double doors of Units 1 to 3. Containers may be parked over the carparks outside each of Units 4 to 9.

Turning Radii
Vehicular turning radii has been designed in accordance with strict Australian design rules, conforming to MCC ordinance requirements in all respects. Twin road entrances have been provided to enhance vehicular movements and to eliminate any possible congestion.

Precast Slab Walls
All walls as shown on the plans in concrete, including boundary and intertenancy walls, are solid precast concrete, smooth faced, with visible exterior walls painted, finished at the tops to form an aesthetic even top line. All intertenancy walls are smooth faced, unpainted.

First Floor Office Floors
Units 1 & 9 only; concrete floors covered in commercial grade carpet and lino as required.

Steel work
Steel portals form the main structure for both the buildings and mezzanine offices (see cross sectional plan).

Office Windows/Doors
All aluminium framed, as shown on plan, of solid profile, silver powdercoat finished.

Office Parapets & Spandrels
All Units including 2 level office wall cladding, finished in silver ‘Alupanel’ or similar type cladding.

Roof structure
Steel portal beams and galvanised roll formed steel roof structure, with ‘Trimdec’ or similar roofing.

Truck access doors
4.8m high electrically operated galvanised powder coated steel roller doors.

Natural lighting
Ample natural roof lighting has been designed into the factory/warehouse areas, creating a safer working environment and minimized lighting costs.

Each unit contains separate wc’s and handbasin’s to service office and warehouse areas separately. A moulded shower box and hinged door is to be installed complete with CP slide shower and mixer set. The entire office area is to be carpeted in a modern aesthetically attractive commercial grade carpet. Wet areas to be laid in vinyl. All interior décor to be colour coordinated in a modern theme; colours by colour consultant. A stainless steel tub with cold water supply will be located in the factory/warehouse area.

All office and amenity walls gib lined, flush stopped and painted to F4 paint quality. Interior doors and jambs painted as per walls. Note; wet areas will have applicable wet area linings.
Ceilings : Office area to be pre finished suspended ceilings. Amenities areas to be gib,stopped and painted in the approved manner to F4 paint quality.

Main kitchens : Stainless steel or ‘Domani’ type proprietary bench tops with twin ss sinks. High quality cabinetry, complete with supplied and installed silver faced dishwasher, sink waste disposal, and silver microwave in custom cabinet above.

Units 1 & 9 only; 1.2m wide timber or steel with quality steel commercial contemporary handrails and infill panelsof expanded metal or similar. Treads, commercial carpet or lino, as required.

Layout Plan

3 Phase Power
60 amp 3 phase power wired to mains board ready for utilising as required.

Lighting
Diffuser trough lights throughout suspended ceiling office areas.
Factory area, 400 watt Metal Hallide Hi Bays providing excellent evenly spread light intensity.
1 x double auto security light positioned adjacent to the front doors of the office and vehicular entrances..

Alarm
Hard wired to accommodate an integrated burglar alarm system (burglar alarm not supplied).

Piping
Copper hot and cold water piping throughout.

Fittings
All tap fixtures and fittings in polished chrome, with single mixers throughout. WC’s in white porcelain pans and matching dual system cisterns, complete with chrome plated tap fittings.

Hot Water
Hot water cylinder 135 litre mains pressure.

Driveways
Commercial grade hot mix asphalt, to provide a hard wearing surface for turning trucks.

Carparks
Concrete pavers laid in areas directly in front of offices. Remaining areas in commercial grade hot mix asphalt, with individual parks denoted by painted lines.

Kerbs
Concrete kerbs bordering garden areas etc.

Pavers
Concrete footway pavers to be laid to some pedestrian ways and approaches to office front entries or ramps. Approved tiles to be laid in recessed areas adjacent to front entry doors, carrying through to threshold area inside front double doors.

An attractive dual sided roadside signboard will be positioned as shown on plan, complete with a panel for each units use to sign write. Additionally a sign of a pre set dimension may be placed above each unit’s office and vehicular entries, subject to Body Corp approval.

Security Fence/Gate
A proprietary steel and mesh security fence, approx 2m in height, will be installed along the road frontage boundary. A secure, lockable electric auto sliding security gate will be installed across the driveway, with portable remote operation. Such gate to be opened during all business hours and closed at night.

Security Lights
Sensor lights will be located at all office and factory door entrances. Flood lights will be fitted strategically to keep the site vehicular areas lit at night.
